“How does one undertake design decisions that are intended to serve varying ideas of time - the present, and the future; creating spaces that are ultimately intended to become spaces for repose?”

This conversation began in 2022, when there was a recognition that there is a need to create a weekend space that is distinguished from other spaces that serve a similar function. And so, close to Palava, a township that the Studio is planning in North - East Bombay, approximately 2 and half kilometres away, a land parcel was identified; land that offered beautiful, scenic vistas, situated at the foothills of a mountain range. And then, there is a seasonal river that flows through this area.

Spread over close to 360 acres in the first phase of development, this land located near Posari is intended to be a low-density development with different typologies of homes and occupancy options; a space that may ultimately transition into first homes for the upper-middle section of soceity. 

At the present time, development is focused on 20 acres - with some portions of the land being developed, and others being sold as just land, with potential for development at a later date. Once complete, this development will spread across 600 acres.

With this in mind, one of the primary features incorporated within the landscape intends to tap the seasonal streams, and create a large central water body. This lake and its surroundings will contribute to the concentrated living and large greens.

In the process of planning, various simulations and studies were carried out to test for density and occupation; later, tests were also carried out to understand the degrees to which the land can be decongested.

The solution that has ultimately been arrived at is that the land will be developed with low compactness. Ideations were drawn with an intent to create engaging neighbourhoods, vibrant streets and large recreational spaces that lend lifestyle accentuating experiences. 

 As it is now envisioned, the grain of this space is intended to reflect a Midieval Town; specifically in the way that the streets, plazas, and courtyards are planned. It will express itself as a close-knit fabric with pedestrian-friendly streets, and parking spaces along the periphery.

In keeping with the idea of creating a European retreat that is set along what is currently the outskirts of the Maximum City, the architectural language for the residential spaces has found three expressions - cottages, row houses, and walk-up residences that have boutiques, shops, and other commercial endeavours on the ground floor. Other recreational facilities will also be incorporated in the design of this weekend getaway.  

When put together, the land has been envisioned as a midieval oasis located not very far away from Mumbai; a space that will allow its future occupants to envision a sense of liveability beyond that which is in their immediate view.
